FHA Loan Document Checklist for 2026

FHA files carry a few documents conventional files don't, and they're exactly the ones first-time buyers fumble. The complete list:
Income
- Pay stubs covering the most recent 30 days
- W-2s — 2 years
- Personal federal tax returns — 2 years (required for self-employed, commission, or rental income)
- Self-employed: business returns and a year-to-date P&L
- Other income: award letters (Social Security, disability, pension)
Assets
- Bank statements — 2 months, ALL pages (lenders must explain large deposits; a screenshot of a balance is not a statement)
- Retirement/investment statements if used for reserves
Identity & status
- Government photo ID and Social Security proof (FHA is strict here)
- Green card / EAD where applicable
The FHA-specific extras
- Gift funds paper trail: signed gift letter + the donor's statement showing the withdrawal + evidence of the deposit. Half-documented gifts are a top FHA delay.
- Rent history: 12 months of canceled checks or a landlord verification (VOR) — especially for thin-credit borrowers.
- CAIVRS/judgment explanations and divorce decrees/child-support orders where they affect income or debts.
Freshness
Pay stubs go stale in ~30 days, bank statements in ~60 — and FHA purchase timelines regularly outlive both, so plan on one refresh. First-time buyers respond dramatically better to a checklist that explains each item in plain words ("all pages, even the blank last one") than to a bulleted email — that single change eliminates most FHA document round-trips.
